The BioConnect Innovation Centre required a roof access solution that could support routine building maintenance while also providing automated opening vent (AOV) capability. Surespan delivered a combined package designed around safe access, reliable operation, and clean integration with site control requirements, including guarding and a robust 24V DC control system.

A roof access and AOV specification was required to balance safe, frequent maintenance use with automated ventilation functionality. The package needed to be operationally resilient, easy to control locally, and supported by appropriate safety provisions around the roof opening, ensuring the finished installation remained practical for facilities teams and building operators.

Surespan manufactured and supplied a combined roof access and smoke ventilation package for the BioConnect Innovation Centre in Ireland. The requirement

Modern commercial buildings often need roof access that is used repeatedly over the building lifecycle, not just at handover. For this project, the roof access system had to be robust, practical to operate, and supported by appropriate safety measures, while also providing AOV functionality where required. The outcome needed to suit real-world use by maintenance teams and ensure reliable operation through a cohesive controls approach.

The Surespan solution

Surespan supplied a coordinated package combining a large-format roof access and smoke ventilation solution with a separate thermally broken AOV roof hatch. Both elements were supported by hardware and control interfaces intended to simplify operation, improve usability, and support long-term performance.

1) Roof access and smoke ventilation unit (EXI-VENT)

The primary unit was supplied as a bespoke access and smoke ventilation solution, incorporating practical roof-access features intended for routine maintenance use. The package included perimeter guarding and lifting provisions to support safe handling, installation, and ongoing access requirements.

2) Thermally broken AOV roof hatch (SRHP-AOV)

To complement the main unit, Surespan supplied a thermally broken, insulated AOV roof hatch designed for controlled opening and access. The insulated, thermally broken build supports improved thermal performance and condensation control compared with non-thermally broken alternatives, while maintaining an access-first design suitable for frequent use.

Controls and interfaces

To support straightforward day-to-day use and commissioning, the package included a full suite of AOV control and interface components, including:

  • 24V DC control system
  • Battery back-up for operational resilience
  • Internal Up/Down control
  • External key switch
  • Fireman’s switch
  • Smoke detection interface

This approach supports clear, intuitive operation for facilities teams, as well as practical integration with building life-safety strategies.

Outcome

The BioConnect Innovation Centre received a roof access and AOV solution designed to support safe maintenance access, dependable automated opening operation, and practical site integration.
