It is recommended that all access hatches are regularly serviced and maintained by specialist personnel on regular basis. Surespan can offer a service contract or maintenance agreement which provides tailored maintenance schedules to give peace of mind to the building’s owners and occupiers.

Electric Roof Hatches
Surespan Electric Roof Hatches access equipment can be supplied with associated control panels and accessories from a simple single operator control through to full control systems incorporating smoke detectors and Firemans override panels.See adjacent for our basic single actuator control system with plug and play control and a more complex access hatch configuration such as a double leaf sequenced with synchronising actuators complete with rain sensor and fire alarm interface.
Our electrical control systems can be based on standard configured systems or completely bespoke to suit the customers wants and needs. A battery backed power supply is standard for all essential systems (e.g. AOV’s) and as an option for non-essential systems.
Features
- Control unit and battery back-up
- 240v mains supply lead
- 1 No. 1.5m fly leads
- Choice of single operating switch
- 24v dc actuators for 110 to 230v ac power supplies
- Suitable for connecting into BMS or FAS systems

Hydraulic Hatch Covers
Hydraulic Hatch Covers our large or heavy duty access covers can be hydraulically operated. Hydraulic cylinders provide a higher power-to-size ratio compared to electric actuators, meaning operating cylinders can fit into smaller installed spaces.
Surespan’s basic hydraulic system comprises of operating cylinders with a hand pump and operates from topside or underneath. A typical access cover panel would take approximately 60 seconds to open from a closed position. Closing is achieved by releasing the hydraulic oil from the cylinder; the weight of the cover is sufficient to push the cylinder closed.
Features
- Integrated hydraulic cylinders
- Hand pump as a standard
- 60 seconds close/open cycle
- Closing using self weight

Pneumatic Hatch
Our Pneumatic Hatch can be designed to be pneumatically operated. Pneumatics provide a clean and efficient way of operating our hatches in environments where compressed air is freely available or is preferred to hydraulic cylinders or electrical actuators. The Surespan basic system comprises of operating cylinders fed from a manual control manifold that can connect to a ring main pneumatic supply.
The control mainfold can allow speed adjustment of operation based on its function, e.g. normal maintenance access, escape access or smoke ventilation.
Pneumatic Hatch Features
- Integrated operating cylinders
- Manual control mainfold as a standard
- Speed adjustment of operation
- Closing using self weight

Solar Powered Hatches
Our electrically operated Solar Powered hatches have the option of being operated without the need for mains electric power. Solar Panels positioned on the roof can be connected to our purpose-made control panel that can be positioned to suit. Batteries are then connected to the control panel and are charged via the solar panels.
Standard features on the front of the control box are open and close and a mute button. The control box also provides an indication of battery condition and motor operating status. There are various levels of visual and audiable alarms to alert the condition of the battery voltage.
The control box also has a feature to connect an Emergency Stop, a remote Open & Close facility and a Fire Alarm opening command.
Solar Powered Hatch Features
- Solar panel positioned to suit
- Standard control unit
- Open, Close and Mute options
- Batteries connected to the control panel
- Can be connected to an Emergency Stop
